Permits / Inspections
The Town of Howey-in-the-Hills has an active contract with Alpha Inspections Inc., to provide oversight of all new construction projects (commercial and residential), additions and alterations of existing structures, through permitting, plan review and inspections services within the town limits. This is accomplished by following the guidelines of the Florida Building Code and the Town of Howey-in-the-Hills of Ordinances.
Please submit applications via the online portal at https://howey.portal.iworq.net/portalhome/howey. A one-time contractor access code will be sent to you after a new permit is applied for on the portal. Once you have your contractor access code, all permit payments, inspection requests, and access to all your current permits can be made via the online portal. A credit card fee of 3.5% or $2, whichever is greater, will be passed through on your payment if you choose to pay via credit card online or at the Town Hall. Payments can also be made at the Town Hall by check or cash.
Lake County fees must be paid to them directly and proof of payment provided to the Town as part of the permitting process.
Permit applications must be complete, and incomplete applications will be rejected. Owner builders must also complete an additional form(s) that must be included in the application(s).

Any changes to or on your existing property must have permits and may require zoning clearance, such as:

- Window replacement
- A/C Change-outs
- Commercial electric / all work
- Electrical / new service / rewire / upgrades
- Water heater
- Solar / photovoltaic
- Storm door / exterior doors / garage doors
- Sheds / storage buildings / workshops / enclosing garages or carports / garages
- Propane tanks / gas lines
- Re-roof / all work (repairs less than 100 square feet may be exempt)
- Fences
- Signs
- Driveways
- Pools above and in-ground
- Pool enclosures / screen enclosures / pergolas
- Aluminum structures
- Docks
- Retaining walls
- Sinkhole repair
- Irrigation
- Mobile homes
- Fire alarms
- Stucco / soffits
All new construction such as single-family homes and commercial building construction need permits and zoning clearance.
